Understanding NDIS SDA Eligibility in 2024

A comprehensive guide to Specialist Disability Accommodation eligibility, the assessment process, and how to access SDA funding through the NDIS.

What is Specialist Disability Accommodation (SDA)?

Specialist Disability Accommodation (SDA) refers to housing designed for people with extreme functional impairment or very high support needs. The NDIS provides SDA funding to eligible participants, covering the cost of the accommodation itself — separate from your support services.

Who is Eligible for SDA?

SDA funding is available to NDIS participants who:

  • Have extreme functional impairment or very high support needs
  • Require specialised housing features to live more independently
  • Cannot be adequately supported in standard housing

The NDIA estimates that around 6% of NDIS participants may be eligible for SDA.

The SDA Design Categories

SDA properties are built to one of four design categories:

  1. Improved Liveability — better physical access than standard housing
  2. Fully Accessible — for people with significant physical disability
  3. Robust — durable housing with reduced hazards for those with complex behaviours
  4. High Physical Support — for people who need very high levels of physical support, including ceiling hoists and automated environmental controls

How to Apply for SDA Funding

Step 1: Raise SDA at Your NDIS Planning Meeting

Your NDIS planner or Local Area Coordinator (LAC) needs to know you're interested in SDA. Come prepared with:

  • A letter from your occupational therapist (OT) supporting the need for SDA
  • Information about your current housing situation and why it's inadequate
  • Evidence of your functional impairment and support needs

Step 2: Occupational Therapist Assessment

An OT assessment is critical for SDA eligibility. Your OT will:

  • Assess your functional capacity and daily living requirements
  • Determine which SDA design category is appropriate
  • Write a formal report supporting your SDA application

Step 3: NDIA Decision

The NDIA will review all evidence and make a decision. This can take several weeks. If approved, SDA funding will be included in your NDIS plan.
