Full management, not a listing service
Everything from the first appraisal to the final bond disposition is handled by one team, with one person you can actually get on the phone.
Tenant sourcing and screening
Premium listings, professional photography and a shortlist you approve. Every applicant is reference checked with previous agents, employers and tenancy databases before we recommend them.
Lease preparation and management
Agreements drafted to WA tenancy legislation, bonds lodged correctly, and renewals or rent reviews handled before the lease runs out rather than after.
Inspections with photo reports
A detailed property condition report at the start, routine inspections through the tenancy and a full photo record you can read in a couple of minutes.
Maintenance by trusted trades
Local trades we have used for years, quoted and coordinated for you. Nothing above the spend limit you set gets actioned without a call first.
Rent collection and payouts
Arrears chased the day they appear, not at the end of the month, with a transparent statement and a scheduled payout into your account.
End of tenancy and bond
Final inspection against the original condition report, bond disposition prepared properly, and the property re-marketed so the vacancy stays short.
The strategy most Perth homes do best on
Predictable income
One agreement, one rent, one date. A long term lease is the simplest income a property can produce and the easiest to plan around.
Lower running costs
No linen, no cleaning between stays, no weekly repricing. Fewer moving parts than short stay or room by room, so more of the rent stays yours.
Less wear, fewer turnovers
A settled tenant who treats the home as their own does less damage over three years than a property that turns over every few months.
The default that suits most homes
Standard family homes, villas and apartments in the suburbs usually earn their best risk-adjusted return on a straightforward lease.
Not sure a standard lease is the best use of your property? We model long term, short stay and room by room on your actual address before you commit to any of them.
Compare all threeFrom first call to first rent payment
Free rental appraisal. We inspect the property, review comparable rents in the suburb and give you a realistic weekly figure.
Preparation and presentation. Maintenance sorted, styling advice, professional photography and listing copy before we go to market.
Marketing and open homes. Premium listings across the major portals, with inspections run by someone who knows the property.
Tenant selection. Full reference and database checks, a shortlist with our recommendation, and your approval on the final choice.
Lease and handover. Agreement signed, bond lodged, condition report completed with photos, keys handed over.
Ongoing management. Routine inspections, maintenance coordination, rent collection, arrears follow-up and a monthly statement.
Long term management questions
It depends on the suburb, the price and the condition of the property. A well presented home priced to the market usually leases within the first two weeks of advertising. If we are not getting the enquiry we expect, we tell you within the first week and recommend a change to the price or the presentation rather than letting it sit.
Every applicant is checked against previous rental history, employment and income, personal references and national tenancy databases. We call the previous agent rather than only reading the written reference. You see the shortlist with our recommendation, and no tenant is placed without your approval.
We monitor rent daily and follow up the moment an account falls behind, rather than waiting for a month-end report. If it is not resolved quickly we issue the notices required under the Residential Tenancies Act and keep you informed at every step, including any application to the Magistrates Court if it gets that far. Most arrears are resolved with a phone call in the first few days.
A detailed property condition report with photos at the start of the tenancy, a first inspection within the opening months, and routine inspections after that in line with what the Residential Tenancies Act allows. You get a written report with photos every time.
A clear percentage of the rent collected, quoted in writing before you sign, with no hidden charges and no long lock in period. Long term management is our lowest fee structure because it carries the least ongoing workload. Ask for an appraisal and you will get the number up front.
Yes, and it is straightforward. Most management agreements allow a change with written notice. We prepare the notice, deal with the outgoing agency, collect the keys, ledgers and condition reports, and keep your tenants informed so nothing is disrupted for them or for you.
