What is included

Every part of hosting, handled for you

Short stay pays more than a lease because it takes more work. All of that work sits with us, and none of it lands on your phone at eleven at night.

Listing creation and optimisation

Professional photography, a written listing that sells the property rather than describing it, and the amenity list completed properly so the search filters actually find you.

Pricing reviewed weekly

Nightly rates set against real demand, events, school holidays and what comparable Perth listings are charging that week, rather than a rate set once and forgotten.

Guest screening

Verified guests, house rules enforced, and bookings we are not comfortable with declined. Protecting the property matters more than filling one extra night.

Guest communication

Enquiries answered fast, check in instructions sent ahead of arrival, and problems solved during the stay instead of appearing in the review afterwards.

Linen, cleaning and turnovers

Hotel standard linen, professional cleaning between every stay, consumables restocked and the property photographed back to its listing condition.

Reporting and compliance

A monthly statement showing every booking and every cost, plus the short stay registration and local council requirements that apply to your address.

Who it suits

The properties short stay pays best on

Apartments close to the city

Corporate travellers, conference visitors and weekenders pay a nightly rate a long term lease on the same apartment cannot match.

Homes near hospitals and universities

Families visiting patients, locum staff and visiting academics book repeatedly and stay longer than a typical holiday guest.

Coastal and holiday properties

Properties that sit empty for part of the year earn through peak season and cover their own holding costs the rest of it.

Owners who still want to use the place

Block out your own dates in the calendar and we work the bookings around them. That flexibility is the one thing a lease cannot give you.

Short stay is not always the winner. On some addresses a long term lease or a room by room sharehouse pays more for less risk, and we will say so.

From appraisal to first booking

  1. Free income projection. We model realistic nightly rates and occupancy for your address against comparable Perth listings.

  2. Compliance check. Strata by-laws, local council short stay rules and the WA short-term rental accommodation register, confirmed before you list.

  3. Set up and styling. Furnishing and presentation advice, safety essentials, professional photography and the listing written and published.

  4. Launch and calibration. Introductory pricing to build the first reviews, then rates lifted as the listing ranks.

  5. Ongoing management. Weekly repricing, guest communication, cleaning and linen, maintenance and a monthly statement.

Short stay questions

Our short stay properties hold a 4.9 star average guest rating and around 85% occupancy across the year. That comes from fast guest communication, presentation that matches the photos, and pricing reviewed every week against real demand rather than set once and forgotten.

Often, but not always. Short stay usually wins on apartments and homes close to the city, the coast, hospitals or universities, where nightly demand is strong. It rarely wins on an ordinary suburban home a long way from any of that, because the extra cleaning, linen and vacant nights eat the difference. We model both on your actual address and show you the numbers before you decide.

It depends on the property and the local government area. Western Australia operates a short-term rental accommodation register that most hosts must join, and individual councils set their own approval requirements, particularly for unhosted stays. Strata by-laws can also restrict or prohibit short stay in apartment complexes. We check what applies to your address before anything is listed, and we will tell you plainly if the property is not suited to it.

We do. Professional cleaners and hotel standard linen between every stay, consumables restocked, and the property checked and photographed after each turnover so it goes to the next guest in listing condition.

Turnovers are inspected and photographed, so damage is identified straight away rather than three bookings later. We lodge the claim through the platform's host protection, arrange the repair through our trades and keep you informed. Guest screening and enforced house rules are what keep this rare in the first place.

Yes. Tell us the dates and we block them in the calendar. Give us as much notice as you can and we will price around them so you are not blocking out your strongest booking weeks without realising it.

A percentage of the booking revenue, quoted in writing before you start. The rate is higher than long term management because the work is continuous: weekly repricing, guest messaging around the clock, and a full turnover between every stay. There are no hidden charges and no long lock in period.
