About this tool
Prices, location factors and the Maximum Reasonable Rent Contribution are taken from the NDIA's published SDA Price Calculator workbook for 2026-27 (version 1, released 2026-07-30). Every combination of stock, dwelling category, design category, OOA, fire sprinklers and SA4 region has been checked against the workbook it came from.
The reverse lookup walks every combination of stock, dwelling category, design category, OOA, fire sprinklers, Input Tax Credits, SDA-eligible bedrooms and SA4 in every year published here, and reports the ones that reach the amount you enter. A plan states the maximum SDA amount but not the inputs behind it, so more than one combination can produce the same figure — every one that does is listed.
Two corrections to the published workbook are carried here. Appendix H for Existing Stock without fire sprinklers reads the Existing Stock table; in the .xlsx that lookup quotes the range name, so Excel returns $0. The Appendix H sheet's “Fire Sprinkler Allowance” row points at a deleted range and only ever shows #REF!, so it is not reproduced.
Financial years earlier than 2023-24 are not offered. The 2022-23 workbook is built around Appendix G and a different set of sheets, so its numbers cannot be produced by this calculator.
